Case Study

Sean McCormack

 
  • To create a passive income and some security for later in life. He wanted to avoid being 50 and still having a mortgage and relying on his 'job' for security, like he had seen in other figures around him.

    With a humble goal, Sean and I sat down and worked through 3-4 different strategies, to find one which suited him best. After finding the right strategy which involved buying multiple properties and eventually getting a home.

    We looked for the home first, we found it after about 3 months - a distressed vendor and house with a large block in an infill and tightly held, premium location, we got to work and engaged in a contract to start with major structural changes. By doing this, we have now created over $152,000 in equity in the home. This home also has further benefits of having a subdivisible block. We are going to subdivide and add a luxury spec duplex on the back, which will be done in the next 24 months. We are seeing significant growth within the property market here and the increased valuations will take away most of the funding required. By doing this subdivision, he will be left with a couple choices. Of these, he will either have a very impressive cashflow position with $450 at the front and $800 at the back. Or, he can sell one off to pay off the remainder of the debt.

    Sean’s 2nd purchase was a high yielding cashflow property which we negotiated with significant benefits. We got this extremely well priced and is now providing $16,857 in cashflow per year. This property also has great capital growth as it sits in a rising market. This was to prevent servicing caps for the next property.

    Sean’s 3rd purchase is in a completely different city, this being in a thriving, tightly held premium suburb in Brisbane. This asset has already increased in value by $198,860 in 24 months! This purchase intention was for long term sustainable capital growth, depreciation to assist with his larger income. Was also used to help bolster his accelerated mortgage repayments by also being cashflow positive, by $10,188 per annum NET.

    Seans 4th purchase was in a different city again, Townsville. After coming off such a low base given their downturn – with rising interest, decreased listings and supply coming on. Pressure on rents, we saw this happening and got to work. We were able to find a distressed vendor and negotiated a $25,250 price drop on the property. This property is in one of the most sought-after areas, where there is 0 supply left. We are very excited to see this grow over the next 10 years. We have also discussed this as being a phenomenal Air B&B option due to its location and demand.

  • Diversified in location for safety, security and different economic drivers and capital growth.

    Diversified across different lenders, to ensure there is no cross-collateralisation, this all helps for future purchases.

    Sean's portfolio is now paying off his mortgage completely! While taking advantage of the positive NET income before tax, even more so after.

    His short-term investment should see his PPOR paid off and personal debt free by the age of 27!

    The rest of his portfolio will continue to grow, reducing his overall debt (LVR), while at the same time, creating a passive income, all before his 27th birthday.

    The initial strategy or 'Stage 1' that I have applied includes a PPOR in a developing area close to the CBD and three investment properties in various economic locations. This was achieved with the help of several different lending techniques, rebates and incentives.

    Stage 2 involves a duplex build on my current PPOR utilising the sub-dividable option on the block (while still retaining the original house) and using the leverage from my current properties to buy my dream acreage block.

    While this does seem like a lot to take on in such a short period of time, being coached through the process I felt at ease making these decisions and going through the exercise of buying not one, but several properties.

    After dealing with Cam extensively since the beginning of my journey he has shown me time and time again that he truly cares for his clients and will always go above and beyond to make their interests his number 1 priority.

    At 24 years old I would not have been able to achieve what I have in the past two years without the coaching that Cameron provides and I look forward to having him by my side for each and every one of my future investments. Safe to say my goals have changed.”
