Nikki & Andrew came as a committed couple that were already investors, just looking to sharpen and home in on their current knowledge and expand their portfolio. Having great, secure, government jobs they felt it was time to take it to the next level. After being referred through to me by a work colleague and one of our big clients, we had put in place a 5 year-strategy to expand their current portfolio and look to fix the current asset base up. This meant selling one asset that was under performing and now becoming an ‘opportunity cost’.
Post-sale of this property, the equity was used to pay down their PPOR and reduce this debt, significantly. Then, refinanced the property which gained them a much lower loan to value ratio (LVR) and lowered their repayments, this meant they could pay it off 7 years faster. With the help and guidance from an astute investment mortgage broker, they refinanced this property, paid out a couple of personal loans which were a hinderance and servicing hurdle. Then, simplified the interest rates and accounts. We then took the surplus and used that to buy 2x high growth investment properties 1x with high cashflow and great capital growth, the next with huge growth potential and relatively good cashflow. This has now let them accumulate a larger asset base, now with 0 personal debt, much less of a mortgage, better cashflow, faster timeframe to be completely debt free and has seen sharp capital growth already. Not only this, A&N were able to buy a new car and build a pool for their new home also.
